This Privacy Policy applies to information collected through this website, including any report request forms, consultation scheduling tools, payment portals, and email correspondence. It does not apply to third-party websites or services linked from this site, which are governed by their own privacy policies.

2. Who We Are
MCREC Reports LLC is a Texas limited liability company operating the Medical Real Estate Calculator™ platform. We are the methodology provider for physician-facing market intelligence reports. An Affiliated Business Arrangement (AfBA) exists between MCREC Reports LLC and Globe Medical Realty Advisors (GMRA). David Rutson, Managing Member of GMRA, owns a majority interest in MCREC Reports LLC.
Our services are directed exclusively to independent physicians and independent physician-owned or physician-managed practices in the United States. We do not provide services to hospital-owned or health system-affiliated entities.
3. Information We Collect
3A. Information You Provide Directly
When you interact with our website, request a report, or contact us, we may collect the following categories of information:
Name, professional title, and practice name
Professional email address and phone number
Practice address, city, state, and ZIP code
Medical specialty and relevant CPT/procedure context (for report configuration purposes only)
Payment information (processed and stored by our payment processor, Stripe — see Section 5)
Communications you send to us, including consultation notes and follow-up correspondence
3B. Information Collected Automatically
When you visit our website, certain information may be collected automatically through cookies, web beacons, and similar technologies, including:
IP address and approximate geographic location
Browser type and version, device type, and operating system
Pages visited, time and duration of visit, and referring URL
Interactions with page elements, forms, and navigation flows
3C. Information We Do Not Collect
MCREC Reports LLC does NOT collect, access, process, or store:
Protected Health Information (PHI) as defined by HIPAA
Patient data of any kind
National Provider Identifier (NPI) numbers, Tax Identification Numbers, or Social Security Numbers
Electronic Medical Record (EMR) or Electronic Health Record (EHR) data
We are not a covered entity or business associate under HIPAA. No Business Associate Agreement (BAA) is required or created by your use of this website.
4. How We Use Your Information
We use the information we collect for the following purposes:
To configure, generate, and deliver physician market intelligence reports
To process payments for report services via Stripe
To respond to inquiries, schedule consultations, and provide customer support
To communicate updates about report availability, service changes, or new offerings
To improve the accuracy, relevance, and quality of our analytical methodologies
To comply with legal obligations, enforce our Terms and Conditions, and protect our legal rights
To facilitate referrals to Globe Medical Realty Advisors (GMRA) or licensed co-brokers, as described in Section 6 below
We do not use your information to make automated decisions that produce legal or similarly significant effects on you without human review.
5. Payment Processing
All payment transactions are processed through Stripe, Inc. (“Stripe”), a third-party payment processor. MCREC Reports LLC does not receive, store, transmit, or have direct access to your full payment card number, CVV, or bank account details. Stripe handles and stores all payment data in accordance with PCI-DSS Level 1 compliance standards.
When you submit a payment, you are also subject to Stripe’s Privacy Policy and Terms of Service, which are available at stripe.com. We encourage you to review Stripe’s policies before submitting payment information.
We do receive from Stripe certain limited, non-sensitive transaction details necessary for our records, such as the last four digits of a card, payment status, and transaction date.
6. Information Sharing and Disclosure
We do not sell, rent, or trade your personal information to third parties for their marketing purposes. We may share your information in the following limited circumstances:
6A. Globe Medical Realty Advisors (GMRA) — Affiliated Broker
As disclosed in our Affiliated Business Arrangement (AfBA) notice, MCREC Reports LLC may share your practice information and contact details with Globe Medical Realty Advisors for the purpose of facilitating a real estate consultation, tenant representation engagement, or co-broker referral.
You are NOT required to engage with GMRA as a condition of receiving any report or service. If you prefer that your information not be shared with GMRA, please indicate this in writing at the time of your report request.
6B. Licensed Co-Brokers
In states where GMRA does not hold an active real estate license, your information may be shared with a licensed co-broker for transaction execution purposes only. Co-brokers are bound by confidentiality obligations and may not use your information for any purpose other than the specific transaction engagement.
6C. Alpha Sophia Technologies GmbH — Data Provider
Alpha Sophia Technologies GmbH provides de-identified, all-payer claims data under a commercial data license. We do not share your personal information, practice name, or contact details with Alpha Sophia. Alpha Sophia has no knowledge of, access to, or responsibility for any individual report prepared by MCREC Reports LLC.
6D. Service Providers
We engage select third-party vendors who assist with website hosting, email delivery, analytics, and payment processing. These vendors may access limited personal information solely as necessary to perform services on our behalf and are contractually prohibited from using your information for any other purpose.
6E. Legal Compliance and Protection
We may disclose your information if required to do so by law, subpoena, court order, or regulatory authority, or if we believe in good faith that such disclosure is necessary to protect the rights, property, or safety of MCREC Reports LLC, our users, or the public.

Practice information provided in connection with a specific report will be retained for a minimum of three (3) years following the delivery of the report, consistent with standard business record-keeping requirements. You may request earlier deletion of your information as described in Section 10.
